Air BnB – Hints And Tips For Getting It Right

It has been one of the most fascinating developments in the travel industry in recent years – the rise in the use of Airbnb. For those who have been living under a rock, this is the letting of your family home, or a room within your family home for people to use, either for holidays, for city breaks, or for business purposes. It is a growing industry, with a recent BT investigation showing that a staggering 800,000 properties are currently listed on the Airbnb website, and estimates that six million people per year use the service.

For many people, this is a way to make some much needed income from their home. This could be whilst the house is empty due to taking your own holiday, or using a spare, unused room as an income source.

But if you are thinking of stepping into the airbnb market, there are some things you can do to make the process so much easier.

Think about ‘check in’

This is your home, so there are no check in desks or receptions, so you need to think about how you will welcome your guests. Try to be at the property to greet them, this ensures they can get right into your property and that you can give them the tour, and answer any questions they may have about the area, property etc.

Think about the little extras

A good review will get you further bookings, so think about the little extras that can help you on your way – Egyptian sheets on the bed, fresh luxury towels waiting in the room, the use of an en suite, maps of the local area and tourist leaflets – all these little touches show you offer just a little bit more as a host.

But Don’t forget the basics

Soap, a supply of toilet paper, decent pillows – these are things that every room should have as a basic requirement. An extra pillow is also a nice touch.

Think about the cleanliness

Your home is now also a public space, so cleanliness and hygiene are of paramount importance. Kitchens and bathrooms need to be spotlessly clean, bins need to be emptied, clutter needs to be cleared away. Your home also needs to be maintained, so any work required (i.e. plumbing, decorating, dealing with a leaky roof etc) needs to be done quickly and efficiently so that your home is ready for guests.
